The Problem
A homeowner in an established Etobicoke neighborhood had been dealing with recurring basement seepage for years, most noticeable along the north facing wall after heavy spring rain. What started as a faint musty smell in one corner had gradually progressed to visible water stains and, during the wettest weeks of spring, a thin film of standing water along the base of the wall. Previous attempts to patch visible cracks from the inside using a hardware store sealant kit had provided only temporary relief, with dampness returning within a season or two each time, and the homeowner had grown understandably frustrated with repeating the same fix without ever fully resolving the issue.
Why It Happened
Our inspection found the home’s original damp proofing coating, applied when the house was built several decades earlier, had deteriorated well beyond its intended lifespan, a common finding behind the kind of recurring leaks we cover in our guide to basement leak repair. Efflorescence and staining were present along multiple sections of the foundation wall, not just the single spot the homeowner had been patching, indicating the issue extended across a meaningful portion of the foundation’s original protection rather than being confined to one isolated crack. Exterior grading around the affected side of the home had also settled slightly over the decades, subtly directing more surface water toward the foundation than the original design intended, compounding the pressure on an already failing membrane.
Our Process
- Conducted a full interior and exterior inspection, confirming widespread membrane failure rather than an isolated crack
- Reviewed the crack the homeowner had previously patched, along with several additional hairline cracks not previously identified, to rule out a separate structural concern
- Excavated the full foundation perimeter along the affected wall down to the footing
- Applied a new rubberized asphalt waterproofing membrane directly to the foundation wall, including protective drainage board to shield the membrane during backfill
- Installed a new weeping tile drainage system with clear stone backfill, replacing the original system that had clogged and deteriorated over the decades
- Backfilled and restored grading along the affected side of the property to direct surface water away from the foundation going forward
Results
The homeowner has been through two full rainy seasons since the project was completed without any recurrence of basement moisture, a meaningful change after years of managing a recurring problem themselves. The corrected grading has also noticeably reduced standing water in the yard near the foundation after heavy rain, an added benefit beyond the waterproofing itself. The project was backed by our written warranty, giving the homeowner documented protection going forward, and they have since referred two neighbors on the same street who were experiencing similar age related foundation issues.
Beyond the immediate fix, the project also gave the homeowner something they had not had before: a clear, written explanation of exactly what had gone wrong and why. After years of guessing at the cause behind repeated patch jobs, having a documented diagnosis and a warrantied repair changed how they thought about the property entirely, from a source of ongoing worry to a foundation they finally trust.
