Basement Waterproofing Frequently Asked Questions
Whether you are researching a specific symptom, comparing waterproofing methods, or trying to understand what a fair price actually looks like, this page answers the questions we hear most often from homeowners across the Greater Toronto Area. If your question is not covered here, our team is happy to answer it directly during a free inspection.
What is basement waterproofing?
Basement waterproofing is the process of preventing water from entering a basement or crawl space, either by stopping it at the foundation wall through exterior waterproofing, or by managing it after it reaches the wall through interior waterproofing. The right approach depends on your foundation’s specific water intrusion pattern.
How do I know if I need basement waterproofing?
Common signs include a musty smell that does not improve with cleaning, damp patches or water stains on walls, efflorescence (a white chalky residue), visible mold, foundation cracks, or a sump pump that behaves differently than usual. If you notice any of these, a free inspection is the fastest way to get a definitive answer.
Is basement waterproofing worth the investment?
Yes, in most cases. Waterproofing protects your foundation’s structural integrity, prevents mold and health related issues, preserves your property’s resale value, and is typically far less expensive than the water extraction, structural drying, and repair costs that follow an unaddressed flood.
Can I combine exterior and interior waterproofing?
Yes, and for foundations with a complex or longstanding water intrusion history, combining both often provides the most complete protection, addressing pressure against the wall while also providing a secondary layer of defense at the floor to wall joint.
What is the difference between underpinning and basement lowering?
Underpinning refers to the structural process of extending a footing. Basement lowering is the specific application of underpinning to increase ceiling height. The two are closely related and often combined in a single project.
How often should I test my sump pump?
We recommend testing at least monthly, and especially before spring thaw and ahead of forecasted heavy rain, by pouring water into the pit to confirm activation. See our full sump pump services page for more maintenance guidance.
Do I need waterproofing in addition to foundation repair?
Often yes, particularly if hydrostatic pressure or poor drainage contributed to the structural issue. Addressing both provides more complete, lasting protection than structural repair alone.
Why does water keep pooling in my window well?
Most window well leaks trace back to a well with no drainage connection to the foundation’s broader system, functioning as a small reservoir that overflows during sustained rain. Window well installation corrects this drainage issue directly.
Can I waterproof my basement myself?
DIY approaches such as surface sealants and hardware store crack fillers rarely address the underlying hydrostatic pressure or drainage failure causing a leak, and often need to be redone within a year or two. Professional crack injection and drainage systems address the actual cause rather than the visible symptom.
What areas do you service?
We proudly provide basement waterproofing, foundation repair, and emergency flood services throughout the Greater Toronto Area, Golden Horseshoe, and Niagara Region.
Do you offer free inspections?
Yes, every project begins with a free, no obligation inspection, followed by a detailed written estimate. Learn more about what this involves on our process page.
What is the difference between exterior and interior waterproofing?
Exterior waterproofing stops water before it reaches the foundation wall, using excavation, a membrane, and new weeping tile. Interior waterproofing manages water after it reaches the wall, using an interior drainage channel connected to a sump pump.
What should I do while waiting for help to arrive?
If safe to do so, shut off electricity to the affected area, stop the water source if possible, and move valuables away from rising water. Avoid entering the space if water is near electrical outlets or panels, and avoid using a household vacuum on standing water.
My sump pump is a builder installed unit, is that enough protection?
Not always. Builder grade installations frequently omit battery backup as a standard feature, leaving new homes vulnerable during a power outage. It is worth confirming what backup protection, if any, came standard with your home.
How much does basement waterproofing cost?
Costs vary by service. Crack injection typically runs 50 to 650 dollars per crack, interior waterproofing 50 to 100 dollars per linear foot, and exterior waterproofing 50 to 300 dollars or more per linear foot. Every property receives its own detailed, written estimate after a free inspection.
Do you offer financing?
For larger structural investments such as underpinning, we can discuss project sequencing and provide the detailed written estimate needed to support financing conversations with your lender.
